Terms and Conditions


The booking form and these terms and conditions form our contract with you. By paying the deposit for your stay, you show your acceptance of the contract for your booking and its terms and conditions.
(Your statutory rights are not affected by these terms and conditions).

Please check the booking form that you receive and notify us immediately if it contains any errors.

We reserve the right to amend prices without notice, but once the deposit has been paid in full, we guarantee that the price will not increase, unless the booking is amended.


Payments can be accepted by cheque or bank transfer.

Please make cheques payable to A&J Lindley.  Bank transfer details are available on the booking form.

If your booking confirmation is issued less than 8 weeks before the holiday commencement date, you’ll need to pay for the holiday in full immediately, by one of the above methods, to ensure funds have been received and cleared before the holiday begins (allow four days for transfers). (For cancellation purposes (see point 4) the non-refundable deposit portion of this payment would be 25%.)

If your booking confirmation is issued more than 8 weeks before the holiday commencement date, you need only pay a non-refundable deposit of 25% of the holiday price immediately.  The balance will then be due 8 weeks before the holiday commencement date.

In the event of late or non-payment, we reserve the right to cancel your booking and your deposit will be retained.

3.Currency Exchange.

In the event that payment is made from a non-UK bank account, all banking and exchange charges are the responsibility of the booker. In the event of a cancellation where the property is then re-let and there is a refund due (see point 4), any banking charges for making the refund will be deducted from the amount refunded. We shall return in pounds what we received in pounds (minus any banking charges) and accept no responsibility for fluctuations in the currency that has occurred in the meantime.

4.Cancelling a Booking

Cancellations can only be accepted in writing (by post or email). The deposit is non-refundable (25% of the total booking fee for that stay), however, we will make every effort to re-let the property for the period originally booked by you. If we are successful in doing this, we will refund the proportion of the balance fee that relates to the portion of time of the original booking that has been re-let. Otherwise no refunds can be given.

5.Transferring a Booking

We will not accept the transference of a booking so advise that you take out sufficient insurance cover for your stay.

6.Your Holiday Property

You will be able to access the property from 3pm on the holiday commencement date and must vacate the property by 10:00am on the last day. (These times may be extended in special circumstances but must be agreed with the owners.)

You will be sent instructions about keys, and about accessing the property in the week before your holiday commencement date.

The number of occupants should not exceed that shown on the booking confirmation.

There may be small differences between the property itself and photographs and/or descriptions shown on the website or other literature.

On your departure, the property and all its contents are to be left in the same condition that you found them on your arrival.  Where any items have been broken, damaged, lost or removed and/or where additional cleaning or maintenance costs have been incurred, you will be liable for any costs so arising.

The property cannot be used for any commercial purposes during the course of your stay.

We reserve the right to enter the property at reasonable times (or in an emergency) to inspect it, or to carry out urgent repairs or maintenance.

Please note that smoking is not permitted anywhere in the property or grounds; this includes the use of e-cigarettes.


Pets are not permitted in the property.

8.Privacy Notice (How we use your information):

We process personal data relating to those who have booked a holiday at Rowan Cottage.  We do this to assist in the running of the holiday lets and to provide you with future offers for the cottage.

The personal data includes identifiers such as the name, address, email address, telephone number of the person making the booking, and the age group of any children staying at the cottage.

We share only the surname of the person making the booking, the dates of the booking and the number and age range of any children staying with our cleaning company to ensure that the cottage is cleaned and set up ready for your stay; including cots, child gates etc. according to the age range of the children associated with your booking.

We will not share information about you with any other third parties without your consent unless the law requires us to.

In the event of a complaint, please notify us immediately so that we can endeavour to rectify the problem.


We have public liability insurance, providing cover of up to £5m for a single claim.

We recommend that you take out your own holiday insurance cover.


The contract between you and us is subject to English Law.
